Nunavut Housing Units Building Envelope Investigation

FSA performed building envelope investigations on multiple structures dating to the 1960’s. The investigation involved cut tests within the interior of the buildings as well as thermographic scans of both the interior and exterior of the structures. FSA found new roofing systems built on top of older ones, wet insulation and stained framing members consistent with water damage. Many of these issues were due to warm air bleeding into the space above the ceiling, being met with colder air from the roof and creating condensation that then freezes until spring. These types of issues are commonplace throughout buildings in the North because of construction more suited for southern climates, which leads to issues such as these that are beyond the control of building owners and managers.
Due to the client’s future plans to tear down the buildings within the next 10 years, it was not reasonable to recommend an expensive rehabilitation of the building. Instead, FSA recommended that the client conduct targeted repairs in areas which we indicated as problematic, as well as to conduct maintenance on the roofs of all units in question.
