Commercial

Whether industrial space, office space or mixed use occupancy, FSA has provided support for building owners, property managers, insurance providers and financial institutions in providing technical expertise to aid in managing aging buildings. We perform Building Condition Assessments and we design and perform quality assurance review of repairs and large restoration projects. FSA is frequently called on to provide testing services to aid in the assessment of existing commercial buildings.

Retail

Retail properties pose a unique set of operational constraints on building owners and managers, when investigations and repairs are required. FSA takes into account these constraints when providing recommendations for asset management or repairs. FSA uses its experience to build special mitigation measures into its repair designs, such as pedestrian safety, interior protection, and after-hours construction requirements. This reduces construction-related risks for owner/manager, tenant, contractor, and customers.

Education

K-12 School Boards have unique requirements that differ greatly from our universities and college campus clients but both groups manage extremely important buildings that have long life expectancies. FSA has extensive experience with both to help ensure our work is tailored to account for their needs. In both areas, FSA has an extensive history in evaluating existing conditions, providing design for repairs and replacements, using our Asset Management Database to help clients maintain up to date information about their properties to help decide where to allocate limited budgets effectively.

Where new facilities are constructed, FSA has provided Building Enclosure Commissioning as a key to help maintain schedules, manage costs and ensure buildings meet or exceed owner requirements.

Government

FSA works with Federal, Provincial and Municipal Governments in assessment, evaluation, repair and management of their large property portfolios across Central and Eastern Canada. FSA is currently working on multiple large public sector new construction and retrofit projects as the BECx provider.

Residential

Condominium corporations have specific requirements in providing adequate reserve funds, evaluation of existing conditions and renovating various property elements. Rental property managers face many of the same challenges. Whether replacing fenestrations, roofs, claddings or pavement, FSA has been providing support for condominium boards and residential property managers for over 20 years.

Healthcare

Ensuring stringent environmental separations within buildings or between interior and exteriors is a priority for health care sector facility managers. FSA is actively involved with several major health care groups in managing their building envelope and roof systems and designing and administrating repair works; taking into account the sensitive nature of these occupancies. Where new projects are underway, FSA has been providing BECx services to help make certain those sector specific requirements are met.
