Hospital Campus Parking Garage Condition Assessment

In accordance with the original scope of work included in the proposal, FSA reviewed original and repair documentation (drawings and reports) and conducted a detailed visual review of all structural elements to assess the condition of the subject structures, including but not limited to cracks, delamination, spalling and efflorescence. Based on conditions noted during the visual review, FSA completed hammer sound testing and chain dragging in select areas to evaluate concrete deterioration. The observed deterioration was documented and photographed. Furthermore, destructive testing in the form of concrete core samples was performed in select areas. The cores varied in purpose, including samples taken for compressive strength analysis, acid soluble chloride analysis, as well as a series of samples taken for visual review of the traffic topping membrane, concrete and reinforcement steel. The condition assessment identified and determined the overall condition of the parking garage and projected estimated costs were developed for future repairs and replacements. The assessment focused primarily on the structural system, waterproofing system, life safety related concerns, and stairwells (access/egress). Estimates for anticipated major replacements and repairs were included for a 10-year period.
