Government Building Roof Replacement

FSA was engaged to prepare an Investment Analysis Report (IAR) and, due to the potential cost of the project, a Statement of Requirements (SOR) for the roof replacement at a government building. FSA completed an energy analysis for potential cost savings by comparing the existing building efficiency with new materials. The subject building is a designated heritage property and included design approaches to maintain the buildings historic fabric. A full roof replacement project of 9,900m² was then undertaken. This project was complex in nature primarily due to its size, accessibility and amount of sensitive testing equipment and laboratory exhausts located on the roof. A number of environmental concerns were encountered ranging from a protected species nesting on the building within the work area to an asbestos abatement requirement. Further, the project was executed and disrupted during a global pandemic, which halted production on site for an extended period. FSA staff were able to manage the shut-down period and facilitate the re-initiation of the project with minimal complication.
