When employed systematically, Building Enclosure Commissioning (BECx) and its related testing requirements can significantly reduce the risk of water infiltration, reduce the risk of air leakage, improve the operation and maintenance of the building or facility, reduce capital costs during the first year of operation and reduce the overall life cycle costs of the building or facility over its service life.

The commissioning process is intended to facilitate communication, coordination, testing and verification to help deliver buildings that meet the owner’s intentions and requirements. FSA has over 20 years of experience in roof and wall consulting, structural engineering, pavement engineering, and building science. Providing design and quality assurance field services in assessment, design and construction observation over that time has allowed us to build expertise to provide commissioning services for building enclosures in any type of building.

As part of our services, FSA has the equipment and expertise to perform field testing that can be integrated into our BECx services. We also perform stand-alone testing as needed for new installations, assessment of existing conditions, or in some cases to help isolate performance issues.

FSA has the experience to provide both Cx and BECx or can act as a testing agency for third-party commissioning requirements.

FSA’s state-of-the-art ‘toolkit’ includes:

    • Thermographic camera and recorders

    • Moisture meters, digital thermometers, and manometers

    • Blower door and smoke generation equipment

    • Hydraulic ram and attachments for structural testing

    • Data loggers for recording of temperature, humidity

    • Laser level/plumb, coating and fireproofing gauges

    • High voltage and low voltage electronic leak detection equipment

  • Laboratory testing capabilities

    • Databases, spreadsheets, keyplans and summaries
